Day-to-day guest communication, pricing adjustments, and cleaning coordination may be handled by us or vetted partners. We do not guarantee uninterrupted availability of third-party platforms, tradespeople, or internet/utility services.
Short-let rules vary by location and may change. You are responsible for ensuring the property can lawfully be used for short stays (including any planning, licensing, lease, mortgage, freeholder, or insurance restrictions), unless we expressly agree in writing to handle a specific compliance task on your behalf.
We may pause or refuse marketing of a property if we reasonably believe doing so would breach law, platform policy, or safety standards.
Guest stays are typically booked through third-party platforms (e.g. Airbnb, Booking.com). Those platforms have their own terms, fees, and dispute processes. We are not responsible for platform outages, account suspensions, algorithm changes, or guest behaviour beyond the care reasonably expected under your management agreement.
We may use cleaners, maintenance contractors, locksmiths, and other suppliers. We take reasonable care in selection and coordination but are not liable for all acts or omissions of independent contractors beyond what UK law requires and your agreement states.
